Choosing a Rocky View County acreage is about embracing a slower pace and a deeper connection to our beautiful Alberta landscape. Whether it's the morning mist over the foothills of Bearspaw or the pure freedom of wide-open horizons near Langdon, the rural lifestyle offers peaceful rewards you simply won't find in the city.
From hobby farms where you can grow your own food to expansive horse properties, this land is the canvas for your dreams. Here, your backyard is measured in acres, not feet.

Many of my favorite listings are acreages near Calgary and Cochrane. You can enjoy absolute peace while remaining a short drive from world-class dining, schools, and city services.

1. How far are these acreages from the city?
It really depends on which "vibe" you’re after! If you're looking in popular spots like Bearspaw or Springbank, many beautiful homes are just a 15-to-20 minute hop from the Calgary city limits. If you head further east toward Langdon or north toward Crossfield, you'll find even more peace and wide-open space, usually within a comfortable 25-to-35 minute drive of major amenities.
2. Can I get reliable high-speed internet out in the country?
You sure can! While things used to be a bit spotty, most of Rocky View County now has fantastic coverage through Starlink. It’s been a total game-changer for my clients who work from home. Plus, as we move through 2026, many newer rural subdivisions are even starting to see dedicated fiber-optic lines being tucked right into the property.
3. Are we allowed to have horses or other animals?
We’d love to help you find a spot for your four-legged friends! Rocky View has its own "Animal Unit" rules based on their specific land-use bylaws. Generally, if you have 3 acres or more, you're in good shape for a couple of horses, but I always make sure we double-check the exact zoning for you before you fall in love with a property.
4. What is the deal with septic systems and maintenance?
It’s simpler than it sounds! Think of it as your own private utility. You’ll want to have the tank pumped out every 2 to 3 years—which usually costs between $400 and $800—and a quick professional check-up every few years keeps everything running perfectly. I can always recommend some wonderful local contractors to help you keep things in tip-top shape.
5. Do I need to worry about seasonal "road bans"?
In the spring when the ground starts to thaw, the county puts on "road bans" to protect our rural lanes from heavy weight. It won’t affect your daily drive at all, but if you're planning on a big delivery of gravel or water, we just have to time it right! They usually wrap up by June, just in time for the best of the Alberta summer.
6. Can I build a shop with living quarters or a secondary suite?
Many people love the idea of a "shouse" or a guest suite! Rocky View is very open to secondary suites or detached garden suites now, as long as your septic system can handle the extra load. It's a great way to have family close by or create a beautiful home office away from the main house.
