Regional Profile: A diverse landscape spanning from the majestic Rocky Mountain Foothills to the productive agricultural heartland of Wheatland and Vulcan counties.

Southern Alberta is world-renowned for its breathtaking scenery and the freedom of the rural lifestyle. Whether you are looking for a few acres near city limits to raise your family or a sprawling quarter-section to pursue agricultural dreams, the variety here is unmatched. From the rolling foothills of Foothills County to the expansive prairies of Wheatland County, every corner of the region offers a unique sense of place and community.
Living on an acreage is about more than just the property; it's about a connection to the land and the independence that comes with it. Residents enjoy spectacular mountain views, starry night skies, and the room to build workshops, gardens, or equestrian facilities. However, navigating the rural market requires a specialized understanding of well and septic systems, county-specific land use bylaws, and the nuances of agricultural zoning.
With over 15 years of local heart and expertise, Diane Richardson provides the friendly, independent representation you need to evaluate rural properties accurately. From assessing land suitability and water system reliability to navigating hobby farm opportunities and 2026 market trends, I am here to ensure your move to the country is as smooth as an Alberta sunset.
Choosing an acreage in Southern Alberta is about embracing a slower pace and a deeper connection to our beautiful landscape. Whether it's the morning mist over the foothills or the pure freedom of wide-open horizons, the rural lifestyle offers peaceful rewards that you simply won't find in the city.
From hobby farms where you can grow your own food to expansive horse properties with room for barns and arenas, this land is the canvas for your dreams. Here, your backyard is measured in acres, not feet.
The Rocky Mountain views in the Foothills are legendary, but our prairies offer their own magic with 360-degree sunsets. At night, you'll enjoy a level of starlight and quiet that creates a truly restful home.
Many of my favorite listings are acreages near Calgary and Okotoks. You can enjoy the absolute peace of the country while remaining just a short drive from world-class dining, schools, and city services.

1. How far are these acreages from the city?
It really depends on which "vibe" you’re after! If you're looking in Foothills County or Rocky View County, many beautiful spots are just a 15-to-20 minute hop from Calgary or Okotoks. If you head further east into Wheatland or south into Willow Creek, you'll find even more peace and wide-open space, usually within a comfortable 30-to-45 minute drive of major amenities.
2. Can I get reliable high-speed internet out in the country?
You sure can! While things used to be a bit spotty, most of Southern Alberta now has fantastic coverage through Starlink. It’s been a game-changer for my clients who work from home. Plus, as we move through 2026, many newer rural subdivisions are even starting to see dedicated fiber-optic lines being tucked right into the property.
3. Are we allowed to have horses or other animals?
We’d love to help you find a spot for your four-legged friends! Each county has its own "Animal Unit" rules based on their specific land-use bylaws. Generally, if you have 3 acres or more, you're in good shape for a couple of horses, but I always make sure we double-check the exact zoning for you before you fall in love with a property.
4. What is the deal with septic systems and maintenance?
It’s simpler than it sounds! Think of it as your own private utility. You’ll want to have the tank pumped out every 2 to 3 years—which usually costs between $400 and $800—and a quick professional check-up every few years keeps everything running perfectly. I can always recommend some wonderful local contractors to help you keep things in tip-top shape.
5. Do I need to worry about seasonal "road bans"?
In the spring when the ground starts to thaw, the counties put on "road bans" to protect our rural lanes from heavy weight. It won’t affect your daily drive at all, but if you're planning on a big delivery of gravel or water, we just have to time it right! They usually wrap up by June, just in time for the best of the Alberta summer.
6. Can I build a shop with living quarters or a secondary suite?
Many people love the idea of a "shouse" or a guest suite! Most counties in Southern Alberta are very open to secondary suites or detached garden suites now, as long as your septic system can handle the extra load. It's a great way to have family close by or create a beautiful home office away from the main house.
